BRSA updated the limits on housing loans

The Banking Regulation and Supervision Agency (BDDK) made a limit update on housing loans.

Accordingly, the BRSA previously paid 2 million TL and under has updated the loan utilization limit of up to 90 percent, which it has determined for residences with 5 million lira and below

According to the new limits, a maximum loan between 80 and 90 percent of the value can be used according to the energy class of the first-hand houses whose value is less than 5 million TL. According to the energy class, maximum loans between 70 and 80 percent can be used in the first-hand houses between 5 million and 10 million TL.

In the first hand, between 10 million and 20 million TL, a maximum loan between 60 percent and 70 percent may be in question. A maximum loan amount of 50-60 percent can be applied for first-hand houses exceeding 20 million TL.

Limits on second-hand houses

In the regulation, the limits were also updated according to different energy classes in second-hand houses. The maximum loan amount will be 90 percent for second-hand houses with a value of less than 1 million TL. Maximum loan amounts for second-hand houses with a value of 1 million to 2 million TL will vary between 60 percent and 70 percent, depending on different energy classes.

For second-hand houses between 2 million and 5 million TL, the maximum amount will vary between 50-60 percent. For second-hand houses with a value between 5 million and 10 million TL, the maximum loan amount is specified as fixed rather than proportional. Accordingly, in this category, a maximum of 3 million TL credit can be used in A energy class residences, a maximum of 2.75 million TL in B energy class residences, and a maximum of 2.5 million TL in other residences.

There will be no loan disbursement for second-hand houses whose value exceeds 10 million TL.
